Position Overview
We are looking for an experienced professional to develop and implement a comprehensive property strategy for key Southeast Asian (SEA) markets. This role involves leading regional network planning to support new store developments and conducting thorough market and competitor analysis. The successful candidate will generate strategic insights from research on various business districts and communities and evaluate the potential of new sites. Additionally, the role includes conducting post-opening sales performance reviews and performing catchment analysis for new store locations. Collaboration with internal and external stakeholders, including operations, marketing, and merchandising teams, is essential to align financial goals with operational strategies.
Key Responsibilities
- Property Strategy Development: Create and implement a comprehensive property strategy for key SEA countries, ensuring timely regional network planning to support new store developments.
- Market Analysis: Gather and analyze market and competitor data, conduct research on regional business districts and communities, and provide strategic insights to support new store development projects.
- Sales Performance Review: Conduct reviews of sales performance after store openings to inform ongoing strategies.
- Site Evaluation: Assess potential new sites submitted by teams from various countries, ensuring they meet company standards and strategic goals.
- Catchment Analysis: Perform detailed catchment analysis, including competitor, demographic, and footfall assessments for new store locations.
- Cross-functional Collaboration: Work closely with operations, marketing, and merchandising teams to gather data, validate assumptions, and align financial goals with operational strategies.
Role Requirements
- Education: Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field.
- Experience: Minimum of 10 years in real estate data analysis, sales forecast modeling (including linear regression and AI algorithms), catchment analysis, and SABC grading.
- Property Strategy: Proven experience in developing and executing property strategies is essential.
- Skills: Excellent communication and presentation skills, with the ability to clearly convey complex concepts. Strong leadership experience with a track record of managing teams and delivering results.
- Technical Proficiency: Proficiency in Microsoft Excel, PowerPoint, and other relevant software applications.
- Regional Expertise: Exposure to Southeast Asian markets is required.
